Serious buyers are locked in and looking to settle before the school year starts, making August a hidden gem of a window for sellers who want to stand out with pristine curb appeal.

| | The market continues to cool as buyers have more options and demand has softened, creating more negotiating opportunities and some downward pressure on prices.
That said, the Puget Sound market is still very property specific. Well priced, move-in ready homes in desirable locations, especially those with development potential can still attract multiple offers. I recently sold a home in Marysville that escalated $45,000 over the list price, and we continue to see similar competition for the right properties.
As you search, location, price point, condition, and property type will determine the best strategy. Single family home prices remain relatively similar to last year, while townhomes and condos have seen more noticeable price adjustments.

Mortgage rates remain in the mid-to-upper 6% range, with the average 30-year fixed around 6.72%.The housing market is continuing to cool, with more inventory, more price reductions, and slower buyer activity. That’s creating more negotiating power for buyers through seller credits, price reductions, and rate buydowns. Rates are still elevated, but buyers may have better opportunities to negotiate today. Sellers should focus on competitive pricing and strong presentation to attract buyers in a slower market. |

| I love finding new ways to help my clients save money and make homeownership more affordable!
Normally, buyers who put less than 20% down may be required to pay mortgage insurance. This additional monthly expense protects the lender, but it does not build equity or reduce the buyer’s loan balance. With this program a 1% seller credit may be used to waive the mortgage insurance requirement. In today’s market, we may be able to negotiate that credit as part of your offer.
For example, on a $600,000 home purchase, eliminating mortgage insurance could save an estimated $255 per month. A lower monthly payment could give you more room in your budget and help make buying a home feel more attainable. |
